Some places are simply buildings. Others become part of people’s stories. For 40 years, Harbor Light Inn has been the latter — a place where anniversaries are celebrated, proposals are made, lifelong memories take root, and guests return year after year as if coming home. If you’re searching for places to stay in Marblehead, MA that offer something beyond a comfortable bed, Harbor Light Inn has been the answer since June 9, 1986.
This is the story of those 40 years.

The Beginning: Opening the Doors in 1986
The story begins with a landlord who loved his work. Before Harbor Light Inn existed, the Conways owned small apartment buildings, and Peter’s background in real estate management, commercial sales, and appraisals gave him a deep appreciation for both property and people. The joy of welcoming residents, caring for a place well, and creating a sense of home sparked a natural question: why not take it further?
At the same time, Suzanne was working as a Registered Nurse in labor and delivery when she met Peter, but she soon became equally enthralled with the hospitality business and the meaningful connections it created.
The property they found had a history as rich as Marblehead itself. The Almy family had called it home for more than 100 years, and when 99-year-old Mrs. Almy finally moved to a nursing home and the property was placed on the market, it remained a house full of character, memory, and possibility. It was exactly the right foundation.
On June 9, 1986, Harbor Light Inn officially opened its doors with 10 rooms and a vision rooted in genuine hospitality. The early days were anything but glamorous. There was no internet, no sign out front for the first few months, and the business ran almost entirely on word of mouth. A nearby bed and breakfast owner generously sent her overflow guests their way. The Conways lived on the property, ran it around the clock with just a couple of housekeepers, and poured everything they had into making it work.
That very first night they were open, they hosted a private surprise party — a 30th wedding anniversary celebration for Suzanne’s parents, Marilyn and Charlie. The guests wore heels on the brand-new floors, the rooms were filled with laughter, and everyone stayed overnight. It was a wonderfully chaotic, joyful beginning.

Growing Without Losing What Made It Special
By 1991, Harbor Light Inn was ready to grow. The Conways purchased the building next door at 54 Washington Street, connected the two properties, and doubled the inn’s size overnight. They added a pool that same year, and the inn began to take the shape guests know and love today.
Growth brought new possibilities but also new responsibilities. Every year since, Peter and Suzanne have made a point of renovating a few rooms at a time — updating bathrooms, refreshing décor, investing in quality linens, furniture, and amenities — all while protecting the historic character that drew guests to Marblehead in the first place. It is a balance that has required constant attention, taste, and restraint.
Then came the internet. When Harbor Light Inn first opened, marketing meant newspaper ads, magazine placements, brochures, and relentless networking. The digital age changed everything, giving the inn a platform to reach travelers who might never have discovered it otherwise. The team embraced the shift, and it accelerated the inn’s reputation as one of the best places to stay in Marblehead, MA.
And then there was the moment that changed the Conways chapter of the story: Carolyn, Peter and Suzanne’s daughter, moved back to Marblehead to run the inn.

The People Who Made It What It Is
No inn is built by one family alone. Behind every perfectly made bed, every warm welcome, and every detail that guests notice and remember is a team of people who care as much about Harbor Light as the owners do.
Rob Kondon was the inn’s manager for many years — a wonderful man who was, in every meaningful sense, family. His passing left a deep mark on all who knew him, and his memory is still held close.
Today, the team is something the Conways speak about with unmistakable pride. Cassandra Fedas has served as manager for over 15 years. Mary Shilling, Stacey Fraser, Glendi, Marina, Jeidy, and Laura Easterlind have each been with the inn for more than a decade. David Beatty has overseen maintenance with quiet expertise for years. And Jerry Miller, the carpenter who was never technically on the payroll but has built most of the place over the past few decades, has left his mark on nearly every corner of the property.
As Carolyn puts it, “I’d be pressed to find a better staff at a boutique hotel. We are so lucky that all our employees care as much about the inn and its guests as we, the owners, do.”
It is worth noting that Carolyn herself grew up at Harbor Light Inn. She was brought home from the hospital to the inn in November 1987, just over a year after it opened. She has spent her entire life watching her parents work 365 days a year — her father leaving on Christmas morning to fix a guest’s heating unit, her mother up late working through insurance plans, fabric samples covering the front seat of her car, coffee and supplies filling the back. Innkeeping, she will tell you, is all-consuming in a way most people never fully appreciate.

Harbor Light Inn Today: What Sets It Apart
Among the many places to stay in Marblehead, MA, Harbor Light Inn holds a particular distinction: it feels different the moment you walk in. Every room is unique. The linens are luxurious, the towels and robes are plush, the toiletries are thoughtfully chosen, and the furniture is selected with care. These details are not accidental. They reflect a deliberate, ongoing investment in quality that has never wavered in 40 years.
The inn’s recognitions speak for themselves. Harbor Light Inn was named Business of the Year by the Marblehead Chamber of Commerce in 2024, received a Small Business Award from North of Boston in 2015, was recognized as “Best Walk-to-Everything Lodging” by Yankee Magazine in 2019, and was named an Editors’ Choice winner by New England Today’s Best of Massachusetts that same year.
But awards only go so far. What truly defines Harbor Light Inn is the guests who come back year after year, some for twenty or thirty years running, who have made it a part of their family’s own traditions.
“I found this bed and breakfast serendipitously on a New Year’s Eve a few years ago. My wife and I have stayed there a few times now. They have been wonderful stays. The rooms are very homey and well kept, the common areas are welcoming, and the breakfast is great (including many gluten-free options). The staff is also friendly and accommodating…” – Matt U., Google Review
“This was our second trip this year, at the Harbor Light Inn. The staff and service has been great. The rooms are nice. The breakfast choices change daily. We always look forward to seeing what they were having each day…” – Cha F., Google Review

A Conversation with the Innkeeper
What does it mean to you as a family to see the inn reach 40 years?
For us to now celebrate 40 years (especially in the age where so many boutique properties are getting bought out by larger companies) is something I’m incredibly proud of. I am in awe of what my parents built (mind you, they also had a second property on Nantucket for 30 years and were raising two kids!), and I hope to continue to run it in a manner that makes them proud. To get to 40 years in this line of business is a true testament to their hard work and dedication.
What do you hope guests continue to feel when they visit?
That they feel well taken care of when they stay here – between the nice amenities and top service, we want everyone to feel welcome here. We hope they see how much heart and soul we put into every piece of the inn.
What does it mean to be part of the Marblehead community?
It means everything to us. Harbor Light Inn has always been deeply tied to Marblehead — not just as a business, but as a home and a place where relationships have been built over decades. We’ve watched guests fall in love with this town the same way we did, and we feel incredibly fortunate to be part of a community with so much history, character, and heart.
What would you like to say to the guests who have been part of the story?
Simply: thank you. So many of our guests have become part of the Harbor Light Inn family over the past 40 years. Some have stayed with us for anniversaries, weddings, birthdays, and holidays. Others have returned so often that we’ve watched their families grow over the years. Their loyalty, kindness, and trust have made this journey possible. We never take for granted that people choose to spend their most meaningful moments with us, and we hope every guest who walks through our doors feels the care, warmth, and gratitude behind what we do every single day.

Looking Ahead to the Next 40 Years
As Harbor Light Inn celebrates this milestone, the Conway’s eyes are already on what comes next. There will be more renovations, thoughtful updates to rooms and spaces, and new ways to elevate the guest experience. But the heart of the inn will remain exactly what it has always been.
Peter’s answer to what excites him most about the future is simple and telling: to see where Carolyn can take it. That forward momentum, grounded in the same warmth and dedication her parents built over 40 years, is exactly what guests can expect from Harbor Light Inn in the decades ahead.
For anyone still searching for the best places to stay in Marblehead, MA, Harbor Light Inn offers something rare: a boutique property that has stood the test of time not by growing into something corporate, but by staying true to what made it special in the first place. History. Comfort. Location. And a family that genuinely cares.
